Considered the "Crossroads of California," Manteca is located about 75 miles due east of San Francisco in the San Joaquin Valley, just off of Interstate 5 that runs north/south from Mexico to Canada. It is halfway between Modesto and Stockton. This family community is part of California’s Great Central Valley—a prosperous agricultural area. Real estate options consist of single-family homes, condominiums, townhomes, and a limited amount of land for custom building. The population of approximately 64,000 enjoys 34 parks, a library, movie theatre, 18-hole golf course, eight tennis courts and three community swimming pools. There are a number of river resorts nearby that offer boating and fishing.

Founded in 1918 as an agricultural town, Manteca has become a bedroom community and commuter town for industrial and high-tech businesses located west of the Altamont Pass.
